Linconshire was incorporated in 1957.  Lincolnshire is one of the wealthier communities in the Chicago metropolitan area.  It appears much as it did 30 years ago when its first homes were built on what was then a gentleman farmer`s estate.  The Des Plaines River winds through Lincolnshire, which remains heavily wooded today.

A village ordinance identifies and protects environmentally sensitive areas from overly zealous residential  developers in order to preserve the forested areas

In Lincolnshire, the traditional grid layout for streets is banned throughout the village. All Lincolnshire`s thoroughfares follow the curves and contours of the land.  Because the streets curve,  it puts home at different angles and everyone has a little different view.

Most of Lincolnshire`s housing is of the single-family variety and the oldest house in the village dates back to 1954.   Lincolnshire`s residential and commercial sections have been carefully segregated.  Lincolnshire`s commercial development allows the village to have lower real estate taxes than a number of areas in Chicagoland.

The Marriott Lincolnshire Resort provides a large percentage of the village`s operating budget through room and sales tax revenue. The resort`s recreational facilities offer a range of activities from golf to theater.  Lincolnshire’s  commercial sector provides about 60 percent of the budget.  The 300-acre Lincolnshire Corporate Center, is home to about 30 corporations.Today Lincolnshire has little vacant land left to develop within its boundaries and the comprehensive plan does not include plans for further annexations.

The Florsheim Estate is for sale:

The Florsheim estate was formerly known as the Harham Farm, where the Florsheims, of Florsheim Shoe Co., raised hundreds of championship Airedale, Welsh and wirehaired terriers, dozens of racehorses and thousands of double-breasted turkeys.   The estate was sold to developer Arthur J. Greene in the mid 1980′s.    The 55-acre property was renamed Whytegate.   Greene developed 69 single family homes in Whytegate, each in the $250,000-to-$350,000 range.

The gatehouse, summerhouse and stablemaster`s quarters, built by Harold M. Florsheim for a weekend and summer retreat in 1932, remain – and the gatehouse is now for sale (see the specifics a few paragraphs below.)

In Lincolnshire,  any buildings with historical value must be preserved if possible. Several structures on the Florsheim estate — the gatehouse, stable and summerhouse — were renovated and sold as homes. The exteriors of those Florsheim buildings may not be altered and all plantings on their properties must be indigenous.

Missing are the old barn that stood in the way of the new road, five miles of pasture fencing and the thousands of trophies that once lined the dusty display shelves throughout the stablemaster`s quarters. (The trophies were donated to the American Kennel Club Museum in New York.)

Home Sales are Up across the Chicagoland area. From Palatine, Lake Zurich, Vernon Hills, to the North Shore to Downers Grove, Lombard, Naperville to Bucktown, Wicker Park and Downtown Chicago

Today – it was revealed that pending sales of existing homes rose to their highest level in nearly two years in March, according to the National Association of Realtors’ latest Pending Home Sales Index.

 

The index, which represents contracts signed but not yet closed, jumped a seasonally adjusted 4.1 percent from February to March, to 101.4.  That’s the highest index level since April 2010, when the deadline for a federal homebuyer tax credit program loomed. The index was 111.3 then.  Pending sales were up 10.8 percent from the same time a year ago on a non-seasonally adjusted basis.

An index score of 100 is equal to the average level of sales contract activity in 2001, a robust year for home sales and the first year examined. The index typically represents about 20 percent of all existing-home transactions. Contracts signed in March typically close one or two months later.

First-quarter sales closings were the highest first-quarter sales in five years. The latest contract signing activity suggests the second quarter will be equally good,” said Lawrence Yun, NAR’s chief economist, in a statement.

The housing market has clearly turned the corner,” Yun said. “Rising sales are bringing down inventory and creating much more balanced conditions around the county, which means home prices will be rising in more areas as the year progresses.

Yes – it’s that time of year again for music / picnics under the stars – when people across the Chicagoland area go on a feeding frenzy online for Ravinia tickets.   A reminder that tickets open up for sale online tomorrow at Ravinia.org at 5 AM.   The good acts tend to sell out quickly – so if you are an early riser – all the better.  We attend about 12-15 shows a year with friends and past clients, typically sitting up-front on the lawn near the main stage.  One of these years – we’ll just have to get a Ravinia season pass with preferred parking…

Did you know that the very first song played at Ravinia was “Bill Bailey, Won’t You Please Come Home?”

If you are younger than dirt, you may have to Google the title to recognize the tune.  In 1904 – Ravinia actually started out as an amusement park complete with baseball diamond, electric fountain and a casino building with dining and dance floor.

During  the Great Depression, the Park and its music festival ended but only for 5-years until the Ravinia Festival Association was founded and in 1936.

Ravinia became the summer residence of the Chicago Symphony Orchestra (as it still is today).  Ravinia Park Festival is proud to hold the title of the oldest outdoor music festival in North America and boasts of its world-class venue.

Ravinia is situated on a 36 acre park and with a lot of lawn area.  The unique setting allows for open seating and picnicking.  Those attending the summer concerts bring complete picnics and dinners to shows, with lawn chairs, blankets, coolers full of foods of all kinds and candles, if you’re so inclined.  Some of the set-ups people bring are quite extravagant – with Candelabras, and huge spreads of food and drink.

Ravinia is one of the few concert venues in the country to allow full meals to be brought in and alcoholic beverages and bottles of wine.  You may want to bring an extra bottle of wine just to share with the new friends that you’ll make.

If you don’t feel like packing a picnic (or don’t have time), the local grocery stores and specialty restaurants in and around Highland Park (home of Ravinia Park Festival) offer ready-to-eat “Ravinia picnics” for purchase.

Through at least 2030, the housing market will depend on the desires and fortunes of two generations: baby boomers and their offspring – the echo boomers.

The report – called – “Demographic Challenges and Opportunities for U.S. Housing Markets,” was written by researchers at the Urban Institute, the University of Southern California, and the National Association of Realtors for the Washington, D.C.-based Bipartisan Policy Center.

The report states:  “Just as the Baby Boom will swell the number of seniors in the next two decades, it will also swell the number of dwellings released into the housing market over the next four decades.  The increase is likely to be felt most
acutely in the housing markets of the Northeast and Midwest, where the number of older homeowners seeking to sell their homes already accounts for a large share of the houses bought by younger home buyers.  The sheer
size of the Baby Boom generation could cause a dramatic increase in the construction of senior-accessible housing over the coming decades.

But Echo Boomers will account for between 75 and 80 percent of the owner-occupied housing absorbed by people under 65 before 2020.   Resulting demand would help absorb houses that are currently vacant or being withheld from the market, and would accelerate a return to conditions that are conducive for residential construction.

Over the next 20 years, the aging of the Baby Boom generation will
cause the senior population to grow by 30 million, according to Census Bureau
projections. About 14.2 million more seniors will live in the U.S. by 2020; between 2020 and 2030 the increase will grow to 16.5 million. As a result, the senior population is expected to grow.

The Echo Boom consists of young adults aged 15 to 29 in 2010; it includes the nearly 65 million people born between 1981 and 1995. By comparison, the Baby Bust generation – those aged 30 to 44 in 2010 – numbers only 61 million.

In summary – while the baby boom generation will contribute to housing supply – the echo book will consume that supply and then some..

Located approximately 35 miles north of Chicago in Lake County, Illinois, Libertyville was named the 52nd best place to live in the U.S. by CNN Money Magazine in 2007.  Not bad for a town with just over 20 thousand residents.

Libertyville has a lot to offer.   Even though the town is conveniently located
about half way between Chicago and Milwaukee, there’s really no reason
to leave the quant village atmosphere of Libertyville in search of
something to do – or to find  great restaurants.

Looking for something to do in the evening or some night life?   A number of regular evening entertainment options are available including Austin’s Saloon & Eatery on the north side of town featuring live music, including nationally renowned bands on most weekends – in the Fuel Room.

Also on the north side of town is Cafe Pyrenees – featuring live music most Friday and Saturday evenings.   They have very good French cuisine, and a nice romantic ambiance.

Vance Kelly and the Backstreet Blues band (a Chicago blues band) is a must hear band every Thursday night starting at 10 PM at Firkin in downtown Libertyville – if you find you want to start your weekend a day early.  The Managing Broker of Buyer Broker Chicagoland plays with the group now and then, on trumpet – as well as downtown at various blues clubs, such as BLUES on Halsted.

And there’s the Improv Playhouse -  an Improv comedy venue every other Friday and every Saturday night at the Black Box Space or Micky Finn’s Brewery featuring live music Thursday through Saturday evenings in the Amber Room.

Libertyville’s  First Friday events feature local downtown merchants – as well as art, music and  refreshments, 6-9pm during the first Friday of each month.  This is a great opportunity to visit local shops and merchants, including wine tasting at Parkview Gourmet and Vive le Vine.   You’ll run into old friends and make new ones.

If it is  peace and tranquility you are searching for, look no further
than Independence Grove – one of the finest forest preserves in Lake
County. Independence Grove has lagoons for fishing or a paddle boating, a small sand beach, miles of trails for biking or walking/jogging – as well as cross country skiing during  the winter.    Several times during the summer, Independence Grove hosts live bands – sort of like “Ravinia to the north.”  Feel free to bring a blanket or lawn  chair and a bottle of wine and some appetizers.  That and a beautiful sunset, with the live music, and it doesn’t get much better.

I could go on and on about Libertyville and the endless things to do or places to go but you should experience it for yourself.

Palatine is one of my favorite suburbs (I suppose because I used to live there and I still really enjoy it – and showing first time home buyers property there.)  (Here are the boundary lines on Google maps)  There’s an up-and-coming downtown area with live music (here is the entertainment schedule at Durty Nellies), Emmett’s Brewing Company (good micro-brews), Bauer’s Brauhaus (German restaurant which opened last year), and then there’s the yearly Palatine Street Fest.

Eurofresh Market has good food and great prices.  And let’s not forget about Mike’s Bike shop or Dog and Suds (my favorite place to get my dog washed and groomed (including hair and nails cut) for just 24 bucks)

It is real easy to park anywhere in downtown Palatine – especially with the large parking ramp near the train station being added a few years ago…

Here are a few condos in Palatine worthy of consideration for any first time home buyer.  My only suggestion is that — as a first time home buyer -  if you use an agent – you use a company who represents first time buyers the majority of their time.  Also best if a first time buyer uses an Exclusive Buyer Agent (an agent who is always on the buyer’s side – they and their company never represent sellers), and that the agent is a Certified Negotiation Expert.

Kenilworth is the newest of the nine Chicago North Shore communities bordering Lake Michigan, and is the only one developed as a planned community.  It is located between Wilmette and Winnetka  in zip code – 60043. The average adjusted gross income in 2004 was $466,661.

Joseph Sears purchased what is now Kenilworth in 1889 when he picked up a 224-acre wooded site.  Kenilworth was part of  Chicago’s 1893 World’s Columbian Exposition, where the “City Beautiful” concept was unveiled.

Sears attracted architects like Franklin P. Burnham, who was one of Kenilworth’s first residents and a director of the Kenilworth Company, which was formed to raise capital for the development. Another architect was George W. Maher, a prolific Prairie School architect, who designed more than 40 homes in Kenilworth from the 1920s to the 1940s. Most of the 830 homes in the community are more than 80 years old, with many over 100 years old.

Kenilworth has its own public school district, with most K-8 students attending Joseph Sears school – named after the founder of the village.

Kenilworth has the most expensive kindergarten to 8th grade district in the state of Illinois in per-student spending.   Sears has about sixty students per grade, and a gym, auditorium, library, computer lab,

There are no private schools in  Kenilworth itself, but some K-8 students attend  St. Francis Xavier, St. Joseph, St. Faith, Hope and Charity,  Baker Demonstration, Roycemore School,  and North Shore Country Day.   Most high school age students go to New Trier High School, but some attend private schools or boarding schools.

Short Sales Get Shorter As New Deadlines Go Into Effect

Mortgage servicers will be kept to strict short sale timelines agreed to under the state Attorneys General foreclosure settlement this week.

As part of a settlement the five largest mortgage servicers are adopting new requirements for short sales, which is expected to speed-up what has been known as a lengthy process.

Here are some of the new requirements for servicers under the settlement:

  • Servicers must provide borrowers with a decision within 30 days after receiving a short sale package request.
  • Servicers will be required to notify a borrower, also within 30 days, if any necessary documents are missing to process the short sale request.
  • Servicers must notify a borrower immediately if a deficiency payment is needed to approve the short sale. They also must provide an estimated amount for the deficiency payment needed for the short sale.
  • Servicers are also required to form an internal group to review all short sale requests.
  • Banks will be considered in violation of the settlement requirements if they take longer than 30 days on more than 10 percent of the short sale requests. Violations can carry fines of up to $1 million and $5 million for repeat offenses.

“If a real estate broker can get a checklist from the bank detailing what documentation is needed, everything can be provided up front, and the bank will be required to give a thumbs-up or a thumbs-down within 30 days,” short sale specialist Chris Hanson with the Hanson Law Firm told HousingWire. “That’s not a bad deal.”

Our Comment:

The only thing is that if a bank wants to jerk people around (many of them do), they can still take as long as they’d like. All they have to do is respond within 30 days that they need a bank statement. Then 30 later, say they need a new pay stub, then 30 days later, say they are missing form xyz. This is exactly what they are doing today, they just have to do it every 30 days now. They have no interest in rushing and this law does not change that.

What it should say is this:

--- Here is a list of every document that you must turn in to a lender (a checklist).

--- Homeowner has 30 days to send in docs.

--- Then the lender must respond within 30 days WHAT they have received.

--- Homeowner has 30 days to provide any missing docs. If not, deal is done.

--- Once all docs are received, bank has 30 days to make a decision.

--- The process can take no more than 90 days MAXIMUM.

Doesn’t seem too hard to me. Banks wouldn't like it, but too bad.

So for home buyers from Antioch and Gurnee to Arlington Heights and Lake Zurich to the North Shore (Highland Park, Deerfield etc.), to down to Downers Grove, Lombard and Naperville, and to downtown Chicago and nearby areas (Bucktown, Wicker Park etc.) - the short sale process will be the same old same old...
